Mechanical engineering design services for the 17-story-tall, 250,000 SF mixed-use building, including approximately 106,000 SF of residential areas, 4,500 SF of retail space, 4,000 SF of office space and 50,000 SF of below grade parking. There are approximately 250 mixed use residential units.

Mechanical systems include high efficient soffit mounted water source heat pumps with environmentally friendly refrigerants and a high efficient roof mounted central plant. Features include high efficient cooling tower, boilers, pumps, DDC control and variable frequency drives on condenser water pumps and cooling tower. The parking garage is vented with high efficient fans controlled by a carbon monoxide control system. Each restroom is exhausted with either common rooftop or individual unit soffit mounted exhaust fans. The controller closet, fire control and telecommunications rooms are air conditioned via a high efficient split system air conditioning unit consisting of a ductless fan coil unit and roof mounted (or rack mounted in the parking garage) condensing unit.

The plumbing systems include sanitary sewer, domestic water, natural gas, and storm drainage to serve the seventeen story high-rise building. Sovent sanitary waste and vent system was provided to serve apartment units throughout the building. The sovent system provides an engineered waste and vent design that includes special waste fittings. High efficiency domestic water booster pump with Variable Frequency Drive (VFD) is provided to serve the building. High efficiency domestic water heaters and storage tanks are provided at the roof level, which provides domestic hot water throughout the building. A high pressure domestic hot water circulation pump is provided to circulate hot water throughout the building. The subsurface garage levels are provided with drainage including sump and lift station. Commercial retail spaces are provided with grease waste system, domestic water and natural gas for retail tenants.
