Mechanical and plumbing design for the 6-story, 39,000 SF apartment building located in downtown San Diego. The single-room occupancy building includes 63 units ranging from 275 SF to 350 SF. The second floor includes a 4,000 SF common area with WiFi lounge, exercise room, kitchen and laundry room that is above the transformer room, utility room and leasing office.
Mechanical systems include energy efficient PTAC units to serve the apartment units. VRF systems are used to serve the administration/support areas.
Plumbing systems include sanitary waste and vent to all plumbing fixtures and equipment. Hot water is provided by high efficiency, natural gas fired, and water heaters. All storm water is collected and processed to the bio-filtration system. Each apartment is provided with individual sub-meter and isolation valves for easy isolation for service and repair.
