Complete mechanical and plumbing systems for this 300,000 SF facility for the State of California Department of General Services (DGS). The complex is comprised of three office buildings, and the tenant improvement portion of the project includes office space, conference rooms with extensive video/teleconferencing capabilities, shower and locker facilities, a child care center, kitchen and café area.

The mechanical systems consist of a remote central plant with two 500- ton water-cooled chillers, two cooling towers, air handling units with both chilled and heating hot water coils, and state-of-the-art Direct Digital Control (DDC) system.

Special features for this project include “green building” design for optimum energy efficiency and an extensive emergency power backup system (100-ton air-cooled package chiller) to ensure uninterrupted service. Also, innovative insulation and an energy management system were all implemented into the design.

This project has been awarded a LEED Gold Certification for Existing Buildings. This project was nearly 30% below the state of California mandated energy standards (Title 24).
